The intention of this document is to summarise the experience and ability of COMOBAT to provide a consistent Construction Management, Management Contracting, General Contracting or Design, manage and construction service. The role
or each project can be selected from the options above, dependant upon
the preferred procurement route by the client and the local project parameters
in each region of France or in the world. |

reinforcing our ability to ensure long term consistency to the client's

QUALITY CONTROL
The performance and quality control of all trades be monitored and supervised by our team during all phases of the work. Our Site Manager and Technical Services Coordinator will be responsible for managing this process under the direction of our Construction Manager. Comobat is certified ISO 9001.

> Constructive involvement and up-front analysis of the pre-construction process and coast planning, prior to unnecessary Client commitment to the entire construction project / coast. > Knowledge
and experience of local industry practices, methods of working and restrictions.
Understanding of European Union working rules agreements. > Expedited construction timescales and accelerated response times, without significant cost penalty. > Understanding,
incorporation and management of any Client Global Purchasing Agreements
with key plant or equipment suppliers. We approach every project with a client corporate service mentality, specialising in long-term relationships with corporations wishing to implement projects. The breadth of experience of our staff allows us to resource projects, with personnel experienced in the local construction practices of many countries (east Europe countries, middle east, North Africa) |

provides a broad service. We view this as integral and essential to the
success of every project. It is designed to save money, minimise timescales,
maximise value engineering opportunities, minimise bureaucracy and set
a standard of consistent quality and co-ordination including : |

> Advise on the make-up of each required project team and their scheduled out responsibilities. > Assist in building selection evaluations and landlord contribution negotiations. > Co-ordinate and control the pre-construction and master planning processes. > Organise budget and business case development, cost comparatives and value engineering. > Assistance with selection of local or executive design teams. > Manage the Technical Design' process and arrange the filing of the project with local City Hall. > Advise on build ability savings and comparative building analysis. > Develop programme/schedule with updates throughout pre-construction and construction for each individual location and as an overview of all site. > Prepare logistics studies, alternatives and execution plans for construction. > Prioritise, marshal and expedite the Professional Team and client efforts. > Carry out bid package preparation, tender issue, open-book evaluation of returns and make procurement recommendations for Trade Contractors. > Develop safety and security programmes. > Arrange Client-direct or COMOBAT "domestic" appointment of contractors to client's financial advantage. > Develop cost plans on a CM/Management Contracting. > Physically manage the local site, all trade-contractors and any other client appointed local consultants to ensure safe, expedient, economic progress. > Carry out continuous quality control of all project and site systems. > Co-ordinate tenant move-in and occupancy. Arrange necessary certification by Governing Bodies. > Undertake physical and financial close out of project. Finalise all construction/financial/maintenance issues. |
